Hello Emerald Forest Homeowners. I’d like to give you my perspective on HOAs both as a Realtor and your Treasurer. Like many of you, I have lived in HOA and non-HOA communities. HOAs that do not ensure bylaws are adhered to can be an issue when a potential buyer is considering a purchase. Buyers notice lawns or landscaping not maintained, mold on homes, driveways and sidewalks, work vehicles parked overnight at properties; anything that would be a detriment to the value of that particular home is also a detriment to the value of the homes around it. We all want to make sure that our community is not only a great place to live, but when it’s time to sell we reap the reward of living in a community that takes pride in the fact that our neighbors do what it takes to keep their homes cared for according to our bylaws so our community continues to be one of the most desired in all of Walden Lake. In my opinion, Emerald Forest is at the top of the list! Yes, I may be biased, but when I come home to Emerald Forest I always feel I am entering a well-maintained community that I’m proud to live in. As a board, our efforts to uphold our bylaws are always to do what is good for the community and our residents as a whole. As a Realtor, my thoughts for home values come from the experiences I have selling real estate and my own personal purchases through the years. It is a fact that our home value is dictated by not only your home's condition but by your neighbors as well! Thank you. Your Treasurer, Terry Sobzak.
